A Month of Shifting Activity Across the Valley

September is one of my favorite times of year in the Roaring Fork Valley. The mornings are cooler, the first signs of fall are beginning to show in the mountains, and there is a noticeable change of pace after a busy summer.

The real estate market is shifting too.

After a very active July in Aspen, August looked considerably different. At the same time, we saw stronger activity in Carbondale and Glenwood Springs. That contrast is a good example of something I tell clients often: there is no single Roaring Fork Valley real estate market.

Aspen, Snowmass Village, Basalt, Carbondale, and Glenwood Springs can all move differently from one month to the next. In markets with a relatively small number of transactions, one or two significant sales can have an outsized impact on the numbers.

Here is what we saw in August.

Aspen Real Estate Market

Aspen recorded 3 single family home sales in August, totaling $19.43 million in sales volume. The average sales price was approximately $6.48 million, while the average price per square foot was $2,319.

Compared with July, sales volume decreased 86.6%, the average sales price declined 64.2%, and closed sales fell 62.5%.

Those percentages are significant, but context matters.

July was an exceptionally strong month for Aspen, with more than $144 million in single family sales volume and an average sales price above $18 million. August was not necessarily a signal that demand disappeared. Rather, it illustrates how dramatically monthly statistics can move when a handful of high value transactions close in one month and not the next.

Average days on market also fell to 101.3 days, down 61.5% from July.

For buyers and sellers watching Aspen real estate, individual property quality, location, pricing, and recent comparable sales remain far more important than any one monthly percentage.

Snowmass Village Real Estate Market

Snowmass Village recorded one single family home sale in August, closing at $12.25 million and approximately $1,912 per square foot.

With only one transaction, there is not enough activity to draw a meaningful month over month comparison.

As someone who lives in Snowmass, I see firsthand why buyers continue to be drawn here. The combination of mountain access, privacy, recreation, and a growing year round community gives Snowmass a lifestyle that is distinctly its own.

That also means individual properties can vary considerably. When transaction volume is this limited, understanding the specific neighborhood, ski access, views, condition, and location of a home becomes especially important.

Basalt Real Estate Market

Basalt recorded 3 single family home sales, totaling $7.05 million in August.

The average sales price increased 6% to $2.35 million, while the average price per square foot rose sharply to approximately $1,340, a 66.8% increase from July.

At the same time, total sales volume declined 20.5% and closed sales decreased 25%. Average days on market fell to 83.7 days, a 44% decrease.

Basalt continues to occupy an interesting position within the valley, offering access to both Aspen and the communities farther downvalley while maintaining a strong identity of its own.

Carbondale Real Estate Market

Carbondale was one of the most active stories in August.

There were 11 single family home sales, a 57.1% increase from July, producing approximately $24.63 million in total sales volume. That represents a 91.2% increase in volume month over month.

The average sales price climbed 21.7% to approximately $2.24 million.

Average days on market increased to 89.9 days, while the average price per square foot declined 6.2% to approximately $694.

Carbondale’s August numbers are a good reminder that activity across the valley does not always move in the same direction. While Aspen experienced a quieter month, buyers were actively closing properties farther downvalley.

Glenwood Springs Real Estate Market

Glenwood Springs also posted a strong month for transaction activity.

There were 16 closed single family home sales, up 23.1% from July, with total sales volume reaching just over $20 million, an increase of 19.3%.

The average sales price was approximately $1.25 million, down 3.1%, while the average price per square foot increased 9.1% to approximately $498.

Average days on market declined slightly to 112.2 days.

Like Carbondale, Glenwood Springs saw increased transaction volume even as activity at the upper end of the valley slowed.

What August Tells Us About the Roaring Fork Valley Market

The biggest takeaway from August is not simply that Aspen slowed or that Carbondale and Glenwood Springs gained momentum.

It is that this market has to be read locally.

July saw Aspen single family sales volume exceed $144 million. One month later, that figure was approximately $19.4 million. Meanwhile, Carbondale nearly doubled its monthly sales volume and Glenwood Springs recorded 16 closings.

Those movements can look dramatic on paper, but that is exactly why I caution against making real estate decisions based solely on a headline percentage.

For sellers, the relevant question is how your property compares with the homes buyers are considering today. For buyers, it is understanding where value exists and what recent transactions actually tell us about a particular neighborhood or property type.

That requires looking beyond the averages.

Looking Ahead to Fall

We are entering one of the best times of year in Aspen and Snowmass.

The summer crowds begin to thin, the temperatures cool, and the mountains start their transition toward fall. It is also an excellent time to tour properties. Buyers can experience neighborhoods at a quieter pace and get a better sense of the land, views, privacy, and surroundings before winter arrives.

For anyone considering a purchase or sale this fall, now is a good time to start the conversation. The August numbers show just how quickly activity can shift from one part of the valley to another, and the right strategy depends much more on the individual property than the market as a whole.
